Full Roof Replacement, Explained

Denton mixes many older wood-frame and brick homes near the Square and the University of North Texas and Texas Woman's University campuses with many brick houses in newer subdivisions toward the edges of town. A full replacement strips every shingle and the underlayment, exposing the decking, flashing and vents.

The City has asked for a roof permit on every residential roof or re-roof job since June 1, 2022. It must be issued before any work, tear-off included, and posted so it shows from the street. Ask the roofer to pull it.

About half of Denton's homes are rented; landlords follow the same steps.

When Homeowners Ask for Roof Replacement

  • Wear across the whole roof. Bare granules, curled edges and patches that keep failing often point to starting fresh.
  • Spring storm wear. North Texas hail and straight-line wind can bruise or lift shingles on several slopes at once.
  • Leaks that keep coming back. Repeat ceiling stains often trace to tired underlayment or flashing a patch won't reach.
  • Heat-baked roofs and attics. Long Texas summers are hard on shingles, so ask about underlayment and attic ventilation.

Rough Numbers for Roof Replacement

Texas standing-seam metal, per sq ftabout $9.95 to $12.40RoofObservations, 2026

These are statewide installed averages per square foot of roof surface, not Denton prices. Heavier materials sit higher in the same guide: aluminum standing seam near $13.25, concrete tile roughly $8.75–$10.90, clay tile roughly $11.45–$14.45 and slate roughly $26.45–$34.40, and tile or slate needs a roofer's own quote. Steep roofs, extra layers, decking repairs and the City permit add to a total. See the roof cost calculator or the roof replacement cost guide.

The Usual Sequence

  1. Request and visit. You fill in the form, and one independent local roofer arranges a look at the roof.
  2. Written estimate. It should list material, underlayment, drip edge, flashing and ventilation, plus decking prices.
  3. Permit and approvals. Ask the roofer to pull the City roof permit. A historic-district home needs its Certificate of Appropriateness first, and an HOA home needs the association's sign-off.
  4. Tear-off and decking. The roofer and the City's inspectors decide whether older layers must go. Replaced decking needs a separate Residential Alteration Permit and its own inspection.
  5. New roof. The City requires drip edge on asphalt shingle roofs and replacement of damaged, rusted or worn vents and flashing.
  6. Final inspection. The City's roof final includes the attic. Keep the permit record with your contract.

What Sets This Apart

Roofers in Texas carry no state license, so the homework lands on you. The City of Denton does require contractors doing roof work to be registered with it as general contractors; ask the company, then confirm with the City. This free referral service does no roofing and writes no estimates, and the roofing company that takes your request pays the site for it.

  • A full written contract. Price, scope, materials and dates, plus a fixed local address and references.
  • Proof of insurance. General liability, plus workers' comp if the company has employees.
  • Warranties in writing. The manufacturer's coverage and the roofer's workmanship promise, as separate documents.
  • Payments tied to progress. Walk away from cash-only terms or a demand for the whole sum up front.

Historic rules can apply too. For a house in the Oak-Hickory, West Oak Area or Bell Avenue district, or a landmark like many buildings by the Square, the City wants a Certificate of Appropriateness before exterior work, even like-for-like work seen from the street; ask its historic preservation staff before you sign. Switching materials, say shingles to metal, brings a City plan review first.

What People Want to Know

Is a City permit required for a new roof?

Yes. Every residential roof or re-roof job inside the City of Denton needs one, and it has to be in hand before anyone starts, even on tear-off. It then hangs where passersby can see it. Ask your roofer to pull it, and take permit questions to the City's Development Service Center.

Will every old layer be removed?

That depends on what's up there. The roofer and the City's inspectors decide whether earlier layers have to come off. Ask the roofer to spell out in the written estimate what will be removed and why that plan suits your roof.

What happens if the decking is rotten?

Damaged boards get replaced, and the City then requires a separate Residential Alteration Permit and a decking inspection. The extent isn't known until tear-off, so get a per-sheet decking price in writing up front to keep a surprise from becoming an open-ended charge.

Can I cancel a roofing contract I signed at home?

In most cases. When a salesperson came to the house and you signed there, Texas home-solicitation law usually gives you three business days to back out. There is no extra cancel right in Texas if an insurer later turns down a claim, so read every page before signing.
