Fuller detail sits on the Texas roofing rules page.
Is this site a roofing company?
No. It is a free referral service: your short form goes to a single roofer working nearby, who handles the visit, the pricing and any work. The site writes no bids and signs no contracts. Roofing companies pay it a fee for each referral they receive, and homeowners pay nothing and get nothing back.
Does Texas license roofers?
There is no state roofing license in Texas, so homeowners do the checking. Inside the City of Denton, contractors doing roof work must be registered with the City as general contractors, so ask the company and confirm it with the City. Also ask for proof of liability insurance, workers' comp if it has staff, a written contract, written warranties and a local address with references.
Is a City permit needed for a new roof in Denton?
It is. Since June 1, 2022, every residential roofing or re-roofing job inside the City of Denton needs one, issued before anyone starts, even before old shingles are stripped, and posted where the street can see it. Swapping out decking adds a Residential Alteration Permit and a decking inspection. Ask the roofer to pull the permit; the City's Development Service Center takes permit questions.
My home is in a historic district. Does that change anything?
It can. In the Oak-Hickory, West Oak Area and Bell Avenue historic districts, and for designated landmarks such as buildings near the Square, a Certificate of Appropriateness is needed before outside work starts, even a like-for-like re-roof the street can see. City staff may sign off on small, routine jobs. Ask the City's historic preservation staff before you sign; no outcome is promised.
How much does a new roof cost?
It depends on the roof's size and pitch, how many old layers come off and whether decking needs replacing. The figures below are installed averages for all of Texas from a 2026 RoofObservations guide, which gives no Denton-only prices. The City roof permit is part of every job, and slate or tile needs the roofer's own quote:
| Cost row | Figure | Source (year) |
|---|---|---|
| Texas 3-tab shingles, per sq ft | about $4.35 | RoofObservations, 2026 |
| Texas architectural shingles, per sq ft | about $4.80 | RoofObservations, 2026 |
| Texas premium shingles, per sq ft | about $5.95 | RoofObservations, 2026 |
| Texas exposed-fastener metal, per sq ft | about $6.45 to $8.05 | RoofObservations, 2026 |
| Texas standing-seam metal, per sq ft | about $9.95 to $12.40 | RoofObservations, 2026 |

Can the roofer handle my insurance claim?
No. A roofer can document the damage and write an estimate for the repair, which you can share with your insurer. The claim stays with you and your insurance company, or with a public adjuster or attorney you hire. Public adjusters answer to the Texas Department of Insurance, and a contractor may not act as one on a home it is repairing.
Can a roofer pay or waive my deductible?
No. The deductible is your share, and under Texas law a roofer can't skip it, swallow it or hand any of it back to you. Contracts for insurance-paid roofing must carry a written notice that says as much. If someone hints the deductible can vanish, take that as a sign to look for another company, and keep your insurance money in your own hands.
Can I cancel a roofing contract after I sign it?
Sometimes. When the deal was signed in your home after a seller's visit, Texas home-solicitation rules generally allow a cancellation within three business days. A denied insurance claim does not create any extra cancel right in Texas, so read every page before signing. Pay in parts as the work moves along instead of handing over most of the price at the start.
Can my HOA stop me from using impact-rated shingles?
Usually not. Under Texas law, most HOAs cannot forbid impact-resistant (Class 4) shingles that resemble what the house has now, though they may still require a matching look. Get the HOA's written OK before work begins. Certain insurers lower the premium on a Class 4 roof by an amount each one decides for itself, so it is worth asking yours.
Do you cover towns outside the City of Denton?
Yes. Requests also come from Little Elm, TX, Krum, TX, Corinth, TX, Pilot Point, TX and Sanger, TX, all in Denton County. Each runs its own government and permit desk, so ask the roofer to check the local rules for your address. The service areas page lists them all.
